Step-by-Step Sellers' Guide
The Wyse easy-to-follow guide to selling your home successfully:
Step 1: Inspection & Valuation. One of our highly experienced Valuers will inspect, measure and assess your home. After which they will give their considered opinion as to what price you can realistically expect based on current market conditions and how best to achieve that price, by auction or private treaty.
Step 2: Marketing. We produce a brochure for your property that highlights all of its special features and appealing characteristics. It will be distributed to our various offices.
Step 3: Advertising. Your property is advertised on a number of websites including Wyse, myhome.ie and daft.ie and in the national newspapers, if appropriate
Step 4: Viewings. These are always attended by one of our senior residential property specialists. All viewing times are agreed with you beforehand, but we do ask for some flexibility on your part. Once the viewing has taken place we will let you know of any feedback or potential offers.
Step 5: Negotiating. This process can vary from property to property. However, rest assured, our skilled negotiators will do everything in their power to achieve the best possible price for your property.
Step 6: Offers. When you finally accept an offer, we secure a booking deposit of approx. 3% of the purchase price, which is held by us as stakeholders. The booking deposit is refundable to the purchaser until such time as unconditional contracts are signed. The booking deposit represents the start of the Sale Agreed process. Once this has taken place, we instruct your solicitor to prepare and exchange contracts.
Step 7: Completion. Just prior to closing, our account is forwarded to your solicitor to be discharged when the sale is closed.
Fees: 1% to 1.5% of the sale price depending on the property and method of sale. Fees are subject to VAT at the standard rate.
