New Developments

At Wyse, we enjoy a well earned reputation in the area of managing new developments. With our vast experience we are often called upon at the critical design and planning stage to provide professional advice and practical solutions to a project’s development.

Planning & Development. Working closely with the developer and his architect as part of the project development team, our advice is often sought on critical issues such as waste management, access control, security and mobility plans.

Budget & Insurance. From initial drawings we can prepare a schedule of projected insurance costs and draft a comprehensive service charge budget.

Liaising with Planning Authorities. We advise on and prepare critical planning reports and liaise directly with planning authorities on behalf of the developer, most notably in the vital areas of future maintenance of common areas and waste management.

Access Control. At Wyse we plan and implement access control strategies including security, gate specifications and CCTV. We also advise owners and developers on issues such as owner access options, including keys, cards and fobs.

Concierge/Janitorial Services. We make recommendations on whether concierge or janitorial services are needed and plan accordingly.

Legal & Sales. We work closely with the developer’s solicitors and advise on the apportionment of service charges and specific lease agreement inclusions. We also advise on certain covenants to the lease such as limitations on wooden floors, waste management and the collection of service charge arrears and interest on arrears.

Independent Snag List. On behalf of the Management Company we can engage an independent building surveyor to complete a snag list for all common areas.

Meeting New Owners. It is vitally important that all new owners fully understand the various roles and responsibilities of the developers, the management company and the managing agent.
