Can I rent a property without viewing it?
You can. However we always recommend you view a property first.
After rent, what other costs do I need to allow for?
You also need to budget for gas, telephone, electricity, cable etc.
Do I pay for utilities like gas and electricity?
Yes, you do. You will take over these accounts for your property. We will help you transfer the accounts to your name.
Do I have to pay for waste/refuse collections?
It depends. If living in a managed complex, you may be charged for waste and refuse collection. If renting a private house not in a managed complex, the answer is usually yes, you do.
Who can enter my property?
Unless there is a dire emergency such as a fire or a burst water pipe, neither Wyse nor your landlord can enter your property unannounced. We always respect your privacy. If we manage the property, however, we may inspect it from time to time.
Is crockery and linen supplied?
Most apartment kitchens come fully equipped. However you will need to supply your own personal bed linen and towels.
What if something needs to be repaired?
If Wyse is managing the property, contact us directly. Otherwise get in touch with your landlord. Tenants are normally liable for breakages or damage resulting from negligence or mistreatment.
How long is my lease?
Most leases are of one-year duration. However should you have a different requirement, let us know and we’ll see what can be done for you.
Can I give notice at any time?
If you want to leave before your lease expires, you are liable for the remaining portion of the rent. If you have any queries, give us a call.
When do I get my deposit back?
Normally your deposit will be returned to you at the end of your tenancy. The cost of any damages – which will be agreed between you and your landlord – are deducted from your deposit.
Do I deal with Wyse or the landlord?
We normally just help you with arranging viewings and securing the property. However if we manage the property, then you deal with us. If not, you deal directly with the landlord.
What role does Wyse play?
We normally act on behalf of the landlord. That said, we are also obliged to help with any queries you might have.
