Let Only – The Only Landlord Service You Really Need

If you’re involved in most of the day-to-day running of your property yourself, the Wyse “Let Only” service - where we find the right tenant, check references, prepare the lease agreement and any other necessary documents - is the only landlord service you’ll ever need.

We do it all for you

Free Property Audit. We carry out a free assessment and valuation of your rental property and may suggest ways to maximise your rental income.

Marketing. To promote your property, we photograph and advertise it on the Wyse web site www.wyse.ie, www.myhome.ie and www.daft.ie. Your property will also be included in our property listing which is displayed in all of our branches. Board and newspaper advertising are also available.

Viewing and Tenant Screening. Highly experienced Wyse letting agents screen tenants, attend all viewings and keep you fully informed. Once a suitable tenant has been approved, we then secure and check all references.

Securing the Letting. We arrange collection of the security deposit and one month’s rent in advance, and we organise the signing of the standing order for future payments.

Lease & Legal Obligations. We draw up the lease agreement and arrange for it to be signed by both parties. We can also help you register your property with the Private Residential Tenancies Board (PRTB).

Checking In Tenants/Property Management. With our “Let Only” service, the landlord is responsible for tenant check in and the on-going maintenance of the rental property.

End of Tenancy. We also offer a lease renewal/re-let service, as well as a range of add-on services designed to help you maximise your rental return.

Let Only Fee

  • Letting Fee is 6.25% of the annual rent negotiated.
  • Reduced fee of 5.75% on properties in developments currently managed by Wyse.
  • Fees are subject to VAT at the standard rate.
